An Electrical Installation Condition Report (EICR) records the condition of an existing electrical installation following inspection and testing. TMMRAC provides EICRs for homes, rental properties and businesses, and can discuss any remedial work identified.

Before the inspection

Give the property type, reason for inspection and any previous report. Arrange access to the consumer unit and the areas to be inspected. For rented premises, confirm who can provide access.

During testing

Circuits may need to be switched off. Flag equipment that cannot tolerate an interruption before booking, so the inspection arrangements and limitations can be discussed.

Scope and cost factors

The number of circuits, installation size, access and available records affect the inspection scope. Inspection and any subsequent remedial work are separate tasks; a report is not a promise that repairs are included.

Using your report

The report records findings and recommendations. Ask for an explanation of any observations and the next steps. Keep it for future inspections; if remedial work follows, retain its supporting documentation too.

Does the inspection include repairs?

An EICR assesses the installation. Any repairs or remedial work are discussed separately, so the scope and costs are clear.

Will there be a power interruption?

Testing can require circuits to be switched off. We’ll discuss access and likely interruptions when arranging your inspection.
